Bookings are made with Caribbean Professional Services Ltd acting as agents for the owners in the Caribbean. Your signature on the booking form will be taken as your party’s full irrevocable acceptance of all the following conditions:

1 BOOKING
A deposit of 30% of the property rental [and evidence of insurance giving at least equal cover has been taken elsewhere] must be paid. No contract with us will exist until we have received these amounts and the booking form has been duly signed, and we have subsequently confirmed your booking. Should you later cancel, cancellation charges will become payable in accordance with paragraph 3. We reserve the right to refuse a booking without giving any reason.

2. PAYMENT OF BALANCE
The balance of payment must be made at least 10 weeks before departure. If the balance is not received by us by the due date, we shall be entitled to cancel the booking without prejudice to our claim for cancellation charges, and to retain the deposit. For bookings made within 10 weeks of departure date, you will be required to pay the full cost of your holiday at the time of booking.

3. CANCELLATION BY YOU
It is agreed between us that should you wish to cancel all or any part of your booking, or that the booking is cancelled by us due to non payment, then we shall be entitled to the following percentage of the holiday cost.

Ten to Eight weeks before departure 50%
Eight weeks before departure 100%

4. ALTERATIONS AND CANCELLATIONS BY US
If in the unlikely event we have to change confirmed arrangements, we will advise you at the earliest possible date. If for any reason beyond our control, we are unable to provide you with the property you have booked, we reserve the right to transfer you to alternative accommodation at any time. However, if it is not possible, we will cancel the booking and refund the amount paid to us for the property, but we accept no liability for any third party cancellation charges including travel arrangements. Nor for the direct or indirect effects of adverse weather to the property prior to or during the booking period. See Para 12.

5. MINIMUM LETTING PERIOD
The minimum letting period is one week. Although this increases to three weeks at Christmas and the New Year. Rentals can begin on any day of the week if space is available.

6. NUMBER OF PERSONS/ REPLACEMENTS
Only persons stipulated on the booking form may use the property. People must not exceed sleeping places indicated, except infants [under two years] for whom the client brings a travelling cot and linen, or arranges for this to be available at the property. Should we find more persons than those stated, it is totally up to our discretion to ask the clients to vacate the property. Camping is not permitted on or near the property.

7. ARRIVALS AND DEPARTURE TIMES
Guests normally arrive after 2.30pm and leave before 12 noon. Please enquire about an early check in or late departure after you know your travel details.

8. SECURITY DEPOSIT
A security deposit (£POA) is payable before arrival. This is to cover the cost of any damage or breakage during your stay to the property or its contents. This amount less any applicable claims, will be returned to you within four weeks of your return.

9. TELEPHONE / FAX / E-MAIL:
All telephone, fax and e-mails charges are at your expense.

10. COMPLAINTS
Descriptions in the brochures are as accurate as possible and made in good faith. However, we reserve the right to make alterations of equal standard and to improve without notification.
If you have any problem during your stay you should immediately contact the local staff, who will use their best endeavours to arrange for these problems to be solved. Complaints lodged at the end of the holiday period will not be taken into consideration. Clients who abandon the property without written authorisation loose all rights to the possibility of compensation, which shall be limited in every respect to a total of £POA per person. This booking is subject to the Laws of Antigua and Barbuda

11. BEHAVIOUR
The client signing the contract is responsible for the correct and decent behaviour of his party. Should the client and/or his party behave in such a manner that it is not acceptable by civilised standards, we reserve the right to ask the client and his party to vacate the property without any compensation.

12. INSURANCE
It is a condition of the booking that you and your party is covered by comprehensive travel insurance, including personal and public liability and all consequences arising from adverse weather conditions prior to and during the booking period, for which we accept no responsibility whatsoever. Your signature on the booking form confirms that you are covered by such insurance. Also see Para 4.

13. GENERAL Every effort will be made by us to ensure your stay is as enjoyable as possible. Nevertheless, we reserve the right to make changes without prior notification and at our discretion to the product we have on offer. The information contained in our brochures and displayed on our web site, is to be used by you only as a general guide to this product. Car Hire: we act only as agents and take no responsibility in this connection. Any matters or complaints must be addressed directly to the company concerned.
Any payment by you to us assumes you have read these Terms and Conditions and accept them without reservation or recourse and that they shall take precedence above all others.
